Atlanta Duplexes and Multi-Family for sale now

Current duplexes, triplexes, quadplexes and small multi-family properties for sale in the City of Atlanta, updated as listings change. The listings are the starting point. What I add is the context behind them: what the rents actually support, what condition the units are in, and whether you can live in one unit and finance it as a home.

Come as you are. Come on home.

Market snapshot

What Atlanta duplexes and multi-family are selling for.

Closed sales of duplexes and other two to four unit properties in Atlanta over the past three months, based on FMLS data. Prices vary a lot by location and condition, so I treat these as a starting point, not a verdict on any one home.

Thinking about selling?

What is your Atlanta property worth today?

Online estimates tend to miss what sets one Atlanta property apart from the next. I can put together a price range based on recent sales nearby and the condition of your property, with no pressure to list.

Before you tour

What the listing won’t tell you.

Small multi-family properties are bought on the numbers as much as the house. A few things worth checking before you tour.

Run the real numbers

I would look at current leases, realistic rents, taxes, insurance and repairs rather than the projected income in the listing.

Living in one unit

With two to four units, you may be able to buy with owner occupant financing, including FHA, if you live in one of them. That can change how much you need to bring to closing.

Condition and tenants

Older multi-family properties often need system updates. If units are occupied, I would review the leases and plan how inspections and showings will work.

Common questions

Common questions

Short answers to what buyers ask while they are looking at Atlanta duplexes and multi-family.

In the past three months, the median Atlanta duplex or small multi-family property sold for about $410K, and the typical home went under contract in about 43 days, based on FMLS data. Location, size and condition create a wide spread around that number, so I would look at recent sales that match what you want.

Yes, if you live in one of the units. FHA allows two to four unit properties for owner occupants. I would talk with a lender about the rules on rental income early.

It means living in one unit and renting out the others to help cover the mortgage. Small multi-family properties are one of the most common ways to do it.

They show up across the city, and are more common in older neighborhoods on the south and west sides and in parts of the eastside.

It depends on your goals and financing. Many residential loans are not available to LLCs, so I would talk with a lender and an attorney before deciding.

I can tell you what the photos leave out: how the street feels, what the home is competing with, and whether the price makes sense for what it actually is.
