One caution on these numbers: many homes inside Brookhaven city limits are listed with an Atlanta mailing address, so they do not show up when you search by city. The figures above are a solid read on the market, but when I price a specific home I pull every comparable sale nearby regardless of how the city is entered.
What moves the price of a Brookhaven home
Brookhaven has a wide mix of housing. Original ranches and split levels on large lots sit next to new construction that replaced homes just like them. That makes the lot a big part of the value conversation. Buyers and builders look at lot size, slope, trees and whether a new home could fit, and in some pockets the land is doing most of the work in the price.
For renovated and newer homes, location within Brookhaven matters. Proximity to Peachtree Road, the Brookhaven/Oglethorpe MARTA station, Town Brookhaven and the parks shapes demand, as does the specific subdivision. Townhome pricing depends heavily on age, garage parking and whether the community has amenities.
Condition is the last piece. A dated home on a great lot and an updated home on an ordinary lot can land at similar prices for very different reasons, which is why I price from the closest matches rather than an area average.
Why online estimates miss in Brookhaven
Online estimates miss Brookhaven in two directions. They can overvalue an original home because nearby new construction pulls the numbers up, and they can undervalue a lot that a builder would pay for. They also cannot see the difference between a home that is ready to move into and one that needs a full update. I would use them as a loose starting point only.
How I would price a Brookhaven home right now
I look at recent sales of homes that match yours on lot, size, age and condition, and if your home is likely to appeal to builders, I look at recent lot and teardown sales too. Then I check everything active and pending nearby. Knowing whether your best buyer is a family moving in or a builder changes both the price and how the home should be marketed.
