Quick answer

Over the past year, East Atlanta homes sold for a median of about $515,000, and the middle half of sales landed between roughly $432,000 and $690,000, based on FMLS data. Homes went under contract in a median of 20 days and sold for nearly 100% of list price. The spread is wide because East Atlanta has original bungalows, full renovations and new construction on the same streets.

East Atlanta home values by the numbers

  • 117 East Atlanta homes sold in the past 12 months (FMLS, closed sales through early October 2026, listings with East Atlanta in the subdivision name and an Atlanta address).
  • Median sale price: about $515,000. Middle half of sales: about $432,000 to $690,000.
  • Median time on market: 20 days. Median sale price to list price: 99.9%.
  • Median price per square foot: about $302.
  • Nearly every sale was a detached house. Median for houses: about $520,000.

The 30 sales from the last three months came in a little lower, at a median of about $497,000, and took longer to go under contract, at a median of 33 days. That is the same pattern I am seeing across intown Atlanta: buyers still show up for homes that are priced right, but they have more time to compare and less patience for homes that are not.

What moves the price of an East Atlanta home

East Atlanta pricing starts with what kind of house you have. An original two bedroom bungalow, a renovated three bedroom with an updated kitchen, and a new build with four bedrooms are three different markets, and buyers know it. Square footage matters, but finished living space that works for how people live now matters more.

Location inside the neighborhood is next. Buyers pay attention to walking distance to the restaurants and bars around Flat Shoals Avenue and Glenwood Avenue, how close a home sits to Interstate 20 and the noise that can come with it, and whether the street is a quiet residential block or a busier route. Lot size and off-street parking also show up in the numbers.

Condition rounds it out. Many East Atlanta homes are close to a century old, and buyers look hard at roofs, foundations, sewer lines and electrical. A home with those items handled competes against renovations. A home without them competes against other projects.

Why online estimates miss in East Atlanta

Online estimates have a hard time in East Atlanta because they cannot see condition or finish level, and the neighborhood has a lot of both ends. A new construction sale down the street can lift the estimate on an original bungalow that will not sell anywhere near it, and a dated sale can drag down the estimate on a home that has been fully redone. I would use an online number as a loose reference, not a list price. My East Atlanta home price guide breaks down what buyers get at each price point.

How I would price an East Atlanta home right now

I start with recent sales that match your home on size, condition, lot and location, then check them against what is active and under contract today. Buyers will compare your home to those listings the day it goes live, so the price needs to make sense next to them. I would rather list at a number that draws showings in the first two weeks than start high and chase the market down.
