Quick answer

Over the past three months, condos and townhomes in Midtown sold for a median of about $328,000, and the much smaller number of houses sold for a median of about $1.15 million, based on FMLS data for the 30308 and 30309 ZIP codes. Homes took a median of 40 days to go under contract and sold for about 97.6% of list price. For a condo, the building and the HOA often matter as much as the unit itself.

Midtown home values by the numbers

  • 153 homes sold in the 30308 and 30309 ZIP codes in the past three months (FMLS, closed sales through early October 2026).
  • Condos and townhomes: 132 sales, median about $327,500. Houses: 21 sales, median about $1.15 million.
  • All sales combined: median about $355,000, middle half about $264,000 to $680,000.
  • Median time on market: 40 days. Median sale price to list price: 97.6%.
  • Median price per square foot: about $344.

These two ZIP codes cover Midtown along with nearby areas like Ansley Park and Home Park, which is why the house numbers run high. If you own a condo, the condo figures are the ones to focus on. Sale prices landing a little over 2% below list tells me buyers have room to negotiate right now, and listings that start too high tend to give that room away twice.

What moves the price of a Midtown home

For a Midtown condo, the building comes first. Buyers compare HOA dues and what they include, the building amenities, how the association is run, reserve funds and any planned assessments, rental rules and parking. Two units with the same square footage in different buildings can sell tens of thousands of dollars apart because of those factors alone.

Inside the building, floor, view and layout matter. Buyers pay for light, a usable balcony, a split bedroom plan and a deeded parking space. Units facing a parking deck or a busy street tend to trade lower than units with a view toward Piedmont Park or the skyline.

Location still counts. Walking distance to Piedmont Park, the Midtown and Arts Center MARTA stations, and the restaurants along Peachtree and 10th Street shapes demand. Financing does too: buildings that meet the requirements for common loan programs tend to draw a wider pool of buyers.

Why online estimates miss in Midtown

Online estimates often miss Midtown condos because they cannot account for HOA dues, building condition, assessments or financing restrictions. A unit in a building with high dues or a pending assessment can be worth noticeably less than its square footage suggests. I would use an online estimate as a loose reference and lean on recent sales in your building instead. My post on buying a condo in Midtown or Buckhead covers the questions buyers are asking.

How I would price a Midtown home right now

I start with recent sales in your building, then comparable buildings nearby, and adjust for floor, view, parking and dues. Then I look at every competing unit that is active or under contract, because Midtown buyers often tour several buildings in a single afternoon. With 40 days as the median time on market, the first two weeks are when pricing does the most work, so I would rather start at a number that brings showings than adjust later.

Before listing, it helps to have your HOA documents, recent meeting minutes and any assessment details ready. Buyers and lenders ask for them early, and having them on hand keeps a deal moving.

Midtown home value FAQs

How much is a Midtown Atlanta condo worth right now?

Over the past three months, Midtown area condos and townhomes sold for a median of about $327,500, based on FMLS data for the 30308 and 30309 ZIP codes.

How long does it take to sell a condo in Midtown?

The median home in these ZIP codes went under contract in about 40 days over the past three months, longer than most intown single family neighborhoods.

Do HOA dues affect what my condo is worth?

Yes. Buyers factor the monthly dues into what they can afford, so higher dues can lower what a buyer will pay for the unit itself. What the dues cover matters too.

Are Midtown condos selling for less than asking?

The typical sale closed at about 97.6% of list price over the past three months, so most sellers gave up a little from asking. Pricing close to market from day one tends to limit that.

What makes one Midtown condo worth more than another?

The building, the HOA, floor, view, layout and parking. Two similar units in different buildings can sell far apart because of those factors.
